The housing markets in Mobile and Baldwin County, Alabama, have been firmly trenched in a seller's market since the post-Covid rebound; meaning the demand for homes is surpassing the inventory of homes available.
A major factor contributing to this current state of the market in our area is the influx of people relocating to our portion of the Gulf Coast from other parts of the country. Many retirees are drawn to the area's warm climate and beautiful, white sand beaches, while others are attracted by the ever-growing job market in the region, not to mention the cost of living in the area is dramatically less expensive compared to our neighbor in the east, Florida. This influx of new residents has consistently driven up the demand for housing, which in turn has driven up home values.
Since 2013, Mobile County has seen a steady increase in home value. According to data from the Gulf Coast Multiple Listing Service, the average sales price for a single-family home in Mobile County was $129,265 in 2013. By the end of 2022, that number had nearly doubled to $240,656, an increase of 86%. The number of single-family homes sold in Mobile County has also increased over the same period, from just under 4,000 in 2013 to over 5,000 in 2022, with a peak of 6,061 in 2021.
On the other side of the bay in Baldwin County, which includes the popular tourist and retiree destinations of Gulf Shores and Orange Beach, there has been an even more significant increase in home values. The Baldwin Multiple Listing Service shows that the average sales price for a single-family home in Baldwin County was $219,409 in 2013. With an increase of 104%, that price had more than doubled to $447,914 by year-end 2022. Following the same pattern, the number of single-family homes sold in Baldwin County over that span has jumped from nearly 3,000 in 2013 to over 6,000 in 2022, supporting Baldwin County's crown of fastest-growing county in Alabama.
All of this has led to a significant drop in inventory numbers, creating a seller's market, with many homes receiving multiple offers and selling for above the asking price.
