Vital Signs provides a visual representation of what's happening in the Alabama Gulf Coast real estate market. The color-coded numbers represent the absorption rate, the number of months it would take to sell every home on the market in a particular price range if no others were added. If the market is moving quickly, the absorption rate will fall below six months of supply, and if it's more of a buyer's market, it will jump above six months of supply. The rate is determined by dividing the number of units currently on the market by the number sold in the past month.

Baldwin County residential sales dropped from 511 in December to just 373 in January (a 31.2% decrease). The coastal area of Gulf Shores and Orange Beach still shows large months of supply for just about each price range. Not much different from last month, the Eastern Shore continues to maintain a seller's market with less than a six-month supply of inventory in most price ranges and areas. However, there are a few buyer's markets throughout.

Mobile County residential sales also decreased by 16.8%, going from 315 properties sold in December to 266 in January. Mobile County continues to remain a strong buyer's market. The county still has plenty of inventory to go around in just about every single market and price range, with a few seller's market pockets depending on price range and specific area.
