Vital Signs provides a visual representation of what's happening in the Alabama Gulf Coast real estate market. The color-coded numbers represent the absorption rate, or the number of months it would take to sell every home on the market in a particular price range if no others were added. If the market is moving quickly, the absorption rate will fall below six months of supply, and if it's more of a buyer's market, it will jump above six months of supply. The rate is determined by dividing the number of units currently on the market by the number sold in the past month.

Mobile and Baldwin County both saw a significant increase in sales in the month of March compared to the previous month of February. Residential sales increased by 33% (399 sales to 531 sales) in Baldwin County and 29.6% (283 sales to 367 sales) in Mobile County. The average single-family home price in both counties increased as well—10% ($471,324 to $518,752) for Baldwin County and 13.5% ($238,714 to $271,002) for Mobile County.

With this increased activity, numerous markets throughout Baldwin County now favor sellers, but there are still a handful of buyers' markets throughout the county, particularly down on the coast in Gulf Shores and Orange Beach. More so for condos in both cities, but it also still looks good for buyers looking for detached single-family homes.

Despite the uptick in activity in Mobile County, the county overall is still primarily a buyer's market due to the sheer amount of inventory available in all cities and price ranges. However, on the other side of the coin, a few more seller's market pockets have emerged. Particularly in the $200k - $500k price range of West Mobile.
